Need new furniture for your new home? How about new carpet or appliances? You can receive thousands of dollars back at closing when you buy your home or other real estate through My Dog Tess. (Raw land and multi-unit dwellings qualify as well.)

If you buy a property listed by any Realtor, or a new home listed by any Realtor, My Dog Tess will give you 1% of the final sales price at closing.

It's that simple.

Since January of 2003 we've returned over $1,300,000 to our buyer clients. Try our calculator to see just how much you could save by using My Dog Tess.

To qualify the following conditions must be met:

  • You must be the principle in the transaction, meaning you must be the person whose name is on the sales contract and the deed.
  • You must enter into an exclusive buyers agency contract with My Dog Tess, Inc. This will protect you, the buyer, by guaranteeing to you in writing of our intention to give you the cash back rebate. It also states that no rebate will be paid if you do not purchase a property through My Dog Tess.
  • You must register My Dog Tess as your buyers agent from the beginning of the process or inform listing agents representing sellers that you are working exclusively with a buyers agent.
  • The rebate must be disclosed on the HUD1 statement at closing.

How the Process Works
  • If you would like to use My Dog Tess to help you get cash back when you buy a home, simply contact one of our agents and let them know what you're looking for in a new home.
  • The agent will take it from there. They will search the MLS based on the criteria you give them (or you could search Realtor.com), they will present properties to you, and they will take you to see the properties you select. When you're ready, they will assist you in every phase of the purchase process.

My Dog Tess
When we couple the positive experience Cindy provided for us with the savings we realized by using My Dog Tess, I would not hesitate to give your company my highest recommendation to friends considering buying/selling a home.
